Concrete Services Offered

What concrete services does Expert Concrete of Olathe offer?

We provide driveways, patios, pool decks, sidewalks and walkways, stamped and decorative concrete, retaining walls, concrete repair and replacement, foundations, sitework, parking lots, warehouse floors, ADA ramps, and curbs and gutters. We serve both residential and commercial clients across the Kansas City metro.

Do you work on both residential and commercial concrete projects?

Yes. Residential work includes driveways, patios, pool decks, walkways, decorative concrete, and retaining walls. Commercial work includes foundations, sitework, parking lots, warehouse floors, ADA concrete, and curbs and gutters. The same crew handles both types of work.

Do you pour concrete for pool decks?

Yes. We install concrete pool deck surfaces designed to handle foot traffic, pool chemicals, and outdoor weather exposure. Surface finish, drainage slopes, and slip resistance are all discussed during the site visit and specified in the written scope.

Do you offer stamped and decorative concrete?

Yes. Stamped concrete, colored concrete, exposed aggregate, and custom finish options are available for driveways, patios, pool decks, and walkways. What's appropriate depends on site conditions, use, and budget — which we cover during the site visit and written scope.

What types of concrete repair do you handle?

We handle crack repair, joint sealing, resurfacing, partial slab replacement, and full slab removal and repour. What we recommend depends on the cause of the damage and the condition of the base underneath. We assess this during the site visit before making any recommendation.

Repair vs. Replacement

How do I know if my concrete needs repair or full replacement?

Surface cracks that haven't penetrated through the full slab can often be sealed or addressed with partial repair. Slabs that have settled, heaved, or deteriorated to the base layer usually need replacement. We look at both the surface and the subgrade condition before recommending either — patching over a failing base just fails again.

Can concrete cracks be permanently fixed?

Cracks can be sealed and stabilized, but the key question is what caused the cracking. Surface shrinkage cracks are typically cosmetic. Structural cracks tied to subgrade movement often return unless the underlying base issue is corrected. We address the root cause when we scope a repair project.

What causes concrete driveways and patios to crack in Olathe?

The most common causes in Olathe and Johnson County are clay soil movement, freeze-thaw cycles, inadequate base preparation during the original installation, and deicing salt exposure. Kansas City's expansive clay swells and contracts seasonally, which puts ongoing stress on slabs without proper base support underneath.

Is concrete resurfacing a good long-term option?

It depends on the condition of the slab underneath. Resurfacing bonds a new layer over existing concrete — it works when the existing slab is structurally sound but worn or stained on the surface. When the base is failing or the slab has significant structural cracking, resurfacing doesn't hold long-term and isn't what we'd recommend.

Driveways, Patios & Decorative Concrete

How thick should a concrete driveway be?

Standard residential driveways in the KC metro are 4 to 5 inches thick, with 5 or 6 inches recommended for areas where heavier vehicles regularly park. Thickness, reinforcement, and base preparation are specified in the written scope before work begins — these decisions are made based on the actual site and intended use.

How long does a concrete driveway or patio last?

Well-installed concrete with appropriate base preparation and control joints can last 25–40 years or longer in Kansas City conditions. The factors that shorten lifespan most often are insufficient base prep, poor drainage, and neglected maintenance in the early years.

How should I maintain a concrete driveway in Kansas City?

Seal the surface every 3–5 years, keep deicing chemicals to a minimum — especially in the first two winters before the concrete has fully hardened — maintain drainage so water doesn't pool against the slab, and address cracks promptly before they allow water infiltration. Sand is a better option than salt for traction in winter.

What's the difference between stamped and broom-finish concrete?

Broom-finish is the standard residential texture — a brushed surface applied during finishing that provides traction and a clean, consistent appearance. Stamped concrete uses textured rollers or stamps to create patterns in the surface before the concrete sets, simulating stone, brick, slate, or other materials. Stamped concrete is a finishing option, not a structural difference.

Can I get a colored driveway or patio?

Yes. Concrete can be colored with integral pigments mixed into the batch, surface stains applied after the pour, or a combination. Color and finish options are discussed during the site visit and specified in the written scope before work begins.

Commercial Concrete

What commercial concrete work do you handle?

We pour foundations and slabs, handle sitework, install parking lot concrete, pour warehouse and industrial floors, install ADA-compliant ramps and sidewalks, and pour curbs and gutters. We work with commercial property owners, building managers, developers, and general contractors across the KC metro.

What PSI concrete do you use for commercial floors?

Commercial warehouse and industrial floors typically use 4,000 to 5,000 PSI concrete with fiber mesh or rebar reinforcement, depending on load requirements. Specific mix design and reinforcement are based on the use case — the right spec is determined during the site visit and detailed in the written scope.

Do you handle ADA compliance concrete work?

Yes. We install ADA-compliant concrete ramps, accessible sidewalk routes, truncated dome detectable warning surfaces, and accessible parking surfaces in compliance with ADA guidelines and applicable local code requirements.

Can you phase commercial pours around an operating business?

Yes. We've worked on commercial projects that require staging pours to keep parts of a parking lot or access route usable during the work. Phasing requirements are discussed during the site visit and built into the written scope and timeline before any work begins.

Local Concrete Conditions in KC

Why is base preparation more important in the Kansas City area than other regions?

The Kansas City metro sits on expansive clay soil that swells when wet and contracts in dry conditions. Without a compacted aggregate base layer separating the clay from the concrete slab, that seasonal movement transfers directly to the concrete and causes cracking, heaving, and settlement — problems that show up years later as a result of shortcuts at the beginning.

How do Olathe winters affect concrete?

Olathe averages over 30 freeze-thaw cycles per year. Water enters small cracks, freezes, expands, and widens those cracks with every cycle. Proper concrete mix design — including the right water-cement ratio, adequate air entrainment, and correct curing procedures — determines how a slab handles this over time.

Does deicing salt damage concrete?

Yes. Road salt and chloride-based deicers attack the concrete surface and cause scaling, particularly in the first few winters before the concrete has fully cured and hardened. We specify concrete mix and curing procedures that provide better resistance to chemical exposure. New concrete should stay deicing-chemical-free for at least the first winter — use sand for traction instead.

What are control joints, and why do they matter for KC driveways?

Control joints are planned grooves cut into the concrete slab to direct cracking to specific locations. Concrete will crack as it cures and as the underlying soil shifts — control joints make that cracking happen at predictable places rather than randomly across the surface. On clay subgrades, joint spacing needs to be tighter than in sandy-soil regions. Spacing that works in Phoenix or Denver is often not enough here.

Estimate Process

How does the estimate process work?

We start with a site visit. We come to the property, look at existing conditions, check drainage and grades, assess the base situation, and understand the full scope. After the visit, we send a written scope covering the exact work, materials, specifications, and price. We don't quote over the phone — site conditions determine the spec, and phone quotes are almost always inaccurate.

Is the estimate free?

Yes. On-site estimates are free. We visit the property, do a thorough site assessment, and follow up with a complete written scope. There's no charge for the estimate, and no obligation.

How long does it take to receive an estimate after the site visit?

After the site visit, we typically send the written scope within a few business days. Timeline can vary depending on project complexity and current schedule. We'll give you a realistic timeframe when we schedule the visit.

What's included in the written scope?

The written scope covers: the exact work to be done, materials and mix specifications, base preparation required, finish type and pattern if applicable, control joint placement plan, timeline, and price. No work begins without your written approval.

What happens after I approve the written scope?

We schedule the work based on crew availability and weather conditions. Before the pour, we complete any required base work, forming, and reinforcement to the spec. After the pour, we finish to the agreed specification and walk through the completed work with you before we leave.
